River-View Suite Stays
Demanali sits on Grey Street, about nine minutes on foot from South Bank and the river boardwalk. Our river-view suites face the water, so you get the Story Bridge and the skyline from your own balcony. Breakfast downstairs is part of every booking, and the rooftop pool stays open until ten most nights.
Rooms Built Around the View
We opened the waterfront wing in 2016 after gutting what used to be a tired office block. The rooms are bigger than most people expect for the inner city, and every river-view suite has a balcony you can actually stand on, not a rail you can barely open.
Beds are king size with a firm mattress and a soft topper. Blackout drapes do the job they promise. If you're here for work, the desk runs the full width of the wall, there are four power points within reach, and the Wi-Fi holds up on video calls in every suite we've tested.

King Beds, Real Blackout
Firm king mattress with a soft topper, four pillows and drapes that block the morning sun. We replaced the whole set in 2023 after guest feedback.
Wi-Fi That Holds a Call
Fibre to every floor, a separate guest network and a desk wide enough for a laptop and a coffee. Video calls run clean in all 42 suites.
Breakfast Until Eleven
Hot and cold buffet downstairs in the Grey Street dining room. Included with every suite, no voucher and no separate bill at checkout.
Fifteen Years on Grey Street
The building has been a hotel since 2009 and under our management since 2016. We've spent the last decade fixing the things guests complain about in reviews: noise, bad pillows, slow lifts and confusing checkout bills.
The Waterfront Wing Opens
We gutted the old east wing and turned 26 former offices into river-view suites with balconies. It took eleven months and the first guests moved in the week before Christmas.
Balcony and Glazing Refit
Full double glazing on every street-facing suite and new sliding doors out to the balconies. Street noise complaints dropped from a monthly problem to almost nothing.
Sleep Program Rebuild
New mattresses, blackout drapes and a pillow menu across all rooms. We tested eleven mattress brands with real guests before picking one.
Corner River Suite
Our biggest suite, on the north-east corner. Wraparound balcony, a separate sitting nook and views up the river toward the Story Bridge. Sleeps two adults and one child on the daybed.
Suite Rates and Stay Packages
Nightly rates below include breakfast, Wi-Fi, pool access and gym entry. Longer stays and Sunday nights come cheaper. All prices are in Australian dollars and include GST.

From Enquiry to Check-In
No call centre and no queue. You send the dates, we check the room, and you get a written confirmation with the total before you pay a cent.

Use the form on this page or ring the front desk. Give us your arrival and departure dates, how many people and whether you want a river view.
We Check the Room
Someone on the desk checks live availability and comes back to you, usually within an hour during the day and by next morning if you write in late.
Written Confirmation
You get an email with the room type, the total including GST, the cancellation window and a payment link. Nothing is charged until you approve it.
Deposit Holds the Room
A one-night deposit confirms the booking. The balance comes out on arrival. Cancel inside the window and the deposit goes back to your card.
Arrival Details
Two days out we send parking instructions, the after-hours entry code and a direct line to the desk in case the trip goes sideways.
Check-In and Out
Check-in from 2pm at the Grey Street desk. Checkout is 11am, or 1pm in the river-view suites when the next booking allows it.
